We are located in Southern Illinois, and are a leading provider of real estate valuations.  Robert Daun, the owner of Tri-State Appraisals, holds an Illinois Certified General Appraiser license.  With over 12 years of experience in the business, we have a proven track record of producing quality appraisals.  It is our intention to maintain approximately 5-7 business days or less turnaround time on typical single-family appraisals, dependent upon getting the appointment set for the site viewing and the availability of good comparable sales.  For faster delivery of appraisals we are able to electronically deliver your appraisal in PDF format.  Typically, single-family full appraisals can be completed for $250 to $500 depending on the county and scope of the assignment.  We maintain current and historical data from MLS, public records, and previous appraisal files in order to have access to the best available market data. 

We serve the following primary Southern Illinois counties:  Williamson, Franklin, Jackson, Johnson, Saline, and Union.  Secondary Southern Illinois counties include:  Pulaski, Alexander, and Perry.  Additional counties may be available upon request.

The following pages contain my appraiser qualifications. I have been appraising real estate since 1993 in and around the Marion area located in Williamson County. Over the last six years I have predominantly completed appraisals on commercial and special use properties. During that time, the assignments have ranged from small commercial properties to large, lake residential developments with values exceeding forty million dollars. The proposed lake development consisted of a 530-acre peninsula on the Lake of Egypt. In addition to Williamson County, my appraisal practice has allowed me to gain extensive experience in many additional counties on a regular basis, including, but not limited to: Jackson, Franklin, Johnson, Union, Saline, Perry, Jefferson, Pulaski and Alexander Counties.

Over the years I have completed several thousand appraisals on not only single family dwellings, and vacant sites, but have completed appraisals on rural acreage, two to four family and

multi-family dwellings. Additional residential experience would include REO, ERC and construction appraisals, as well as desk and field reviews. During the last six years I have concentrated on commercial properties as well as light industrial properties and many special use properties. A partial list of appraisal experience would include: retail & office use properties, restaurants, hotel/motel properties, assisted living facilities, automobile dealerships, light manufacturing facilities, mini-storage facilities, churches, golf courses, strip-mall retail centers, banking facilities, reclaimed mine land, condemnation & right of way appraising as well as subdivision development analysis.

We maintain current and historical data from public records, mls and previous appraisal files in order to have access to the best data available. I have additional staff for research as well as other licensed and certified appraisers to cover the work load in order to turnaround appraisals in a timely manner. We go the extra mile in completing our research to make sure we have valid support for our values as well as writing additional narratives to have detailed explanation for the end result reader of our reports. Expanded list of commercial experience:

I completed an analysis at the Lake of Egypt on a 500+ acre peninsula for a proposed residential development. The development included over 500 residential building sites that included single-family detached and attached housing as well as a proposed marina with a full service restaurant, retail store and dock facility.

Additionally, I have appraised several other proposed residential developments in and around the Marion, Herrin and Carterville area ranging from small developments to larger residential developments consisting of many phases of long term development. Other developments include Lake Moses in Benton, Green Acres Golf Course and development in Herrin and Stone Creek Golf Course and development in Makanda.

Recently I have completed a consulting assignment for Rend Lake Conservancy District for the possible development of over 800 acres of land surrounding Rend Lake for the purpose of residential, agricultural and commercial development.

Manufacturing facilities that I have appraised include Com Pac Industries in Carbondale, Purina Kitty Litter plant in Olmstead, Southern Pride BBQ in Marion, and a proposed ethanol plant in Benton.

Right-of-way appraisal assignments have included the City of Marion, the City of Benton, the City of Herrin, Union Pacific Railroad along with the Illinois Department of Transportation.

Car dealerships throughout Southern Illinois would include IKE Autopark in Carbondale, IKE Honda in Marion, Marion Toyota in Marion as well as the proposed new Marion Toyota currently under construction winter 2007/spring 2008. Other car dealerships appraised are Baker Chevrolet in Marion, Marion Ford, Foley-Switzer GMC/Mercedes.

A partial list of Hotel/Motel experience would include: Marriott’s Fairfield, Comfort Inn’s, Comfort Suites, America’s Best Inn’s, Motel 6, Quality Inn’s, Super 8 as well as small local owned motels.

Commercial experience also includes local and chain owned retail and restaurant establishments, office and medical office buildings & outpatient surgery centers.
