We are located in Southern Illinois, and are a leading provider of real estate valuations.  Robert Daun, the owner of Tri-State Appraisals, holds an Illinois Certified General Appraiser license.  With over 16 years of experience in the business, we have a proven track record of producing quality appraisals.  It is our intention to maintain approximately 5-7 business days or less turnaround time on typical single-family appraisals, dependent upon getting the appointment set for the site viewing and the availability of good comparable sales.  For faster delivery of appraisals we are able to electronically deliver your appraisal in PDF format.  Typically, single-family full appraisals can be completed from $325 to $500 depending on the county and scope of the assignment.  We maintain current and historical data from MLS, public records, and previous appraisal files in order to have access to the best available market data.  

Tir-State Appraisals serve the following primary Southern Illinois counties:  Williamson, Franklin, Jackson, Johnson, Saline, and Union.  Secondary Southern Illinois counties include:  Jefferson, Pulaski, Alexander, Massac and Perry.  Additional counties may be available upon request.

Tri-State Appraisals has been appraising real estate since 1993 in and around the Marion area located in Williamson County. Over the last eight years Tri-State has predominantly completed appraisals on commercial and special use properties.


In addition to single-family dwellings, Tri-State Appraisals has several years of appraisal experience in commercial, industrial, and special use properties, the assignments have ranged from small commercial properties to large, lake residential developments with values exceeding forty million dollars.A partial list of appraisal experience would include: retail & office use properties, restaurants, hotel/motel properties, assisted living facilities, automobile dealerships, light manufacturing facilities, mini-storage facilities, churches, golf courses, strip-mall retail centers, banking facilities, reclaimed mine land, subdivision analysis, condemnation & right of way appraising for several local communities and the Union Pacific Railroad and the Illinois Department of Transportation.  office complexes, mini-storage units, strip-mall retail centers, reclaimed mine land, assisted living facilities, hotels, surgery centers, resturants, golf courses, light manufacturing facilities, planned unit developments, subdivision analysis, mobile home parks, condemnation work, and expert testimony.

Over the years I have completed several thousand appraisals on not only single family dwellings, and vacant sites, but have completed appraisals on rural acreage, two to four family and Multi-family dwellings. Additional residential experience would include Rural Development, FHA, REO, ERC and construction appraisals, as well as desk and field reviews. During the last eight years I have concentrated on commercial properties as well as light industrial properties and many special use properties.
